John Swartz | Managing Director
John specializes in the sale of multifamily properties and development sites throughout the Los Angeles Metropolitan Area for both private and institutional clients.
With over 14 years of experience in commercial real estate, John brings expertise in investment property sales, asset management, in-depth financial analysis, contract negotiation, due diligence and joint venture structuring for all types of real estate.
Prior to joining Transwestern, John served as a director with Newmark Grubb Knight Frank’s capital group where he procured and sold multifamily, retail and mixed-use properties and development sites throughout the Los Angeles metro area. Previously, John spent 11 years working on the principal side of the business for some of the nation’s leading retail and mixed-use developers including Westfield Corporation, Watt Companies, and more recently with Lagovent Real Estate Group. As vice president of acquisitions and asset management at Lagovent, he was responsible for the acquisition and asset management of a $150 million portfolio of multi-family properties throughout Southern California and Texas.
John began his commercial real estate career as an analyst at the Taubman Company performing financial analyses for potential ground-up development, renovation and acquisitions opportunities.

Josh Kaplan | Managing Director
Josh specializes in the sale of multifamily properties and development sites throughout the Los Angeles Metropolitan Area for both private and institutional clients.
Josh joined Transwestern in 2014, and brings over 10 years of acquisitions and underwriting expertise including asset management, complex financial analysis, due diligence and joint venture structuring for all types of real estate.
Most recently, Josh served as associate director at Newmark Grubb Knight Frank where he specialized in sourcing and closing multifamily and land sales transactions throughout the Los Angeles metro. Previously, he served as director of asset management for Federal Realty Investment Trust’s 1.1 million-square-foot shopping center and mixed-use portfolio in Southern California. Prior to his time at Federal Realty, Josh spent seven years at the Watt Companies working on the acquisitions side of the business. During his tenure, he sourced and underwrote over $900M of value-add and core plus retail and multifamily acquisition opportunities.
Josh began his career at Deloitte where he worked as senior associate with the firm’s financial advisory services group. In this role, he learned the fundamentals of commercial real estate valuation and gained valuable experience working in a fast-paced consulting environment.

Troy Lucero | Senior Associate
Troy joined the Los Angeles multifamily investment sales team in 2016 and is in charge of running financial analyses for multifamily properties and development sites throughout the Los Angeles Metropolitan Area for both private and institutional clients.
Prior to joining Transwestern, Troy worked for a market intelligence firm, where he specialized in providing in-depth financial analysis for multifamily, industrial and commercial real estate. Troy is a licensed real estate professional in the state of California (License 02015705).
Robert Murphy | Vice President, Structured Finance
Robert leads Transwestern’s Structured Finance Group in the West and is responsible for the delivery of real estate investment and mortgage banking services, arranging debt financing and equity investments for institutional and corporate clients nationwide.
Michael Soto | Research Manager
Michael oversees all market research for Southern California, preparing market and submarket analyses and reporting for both internal and external clients. With over ten years in commercial real estate research, Michael delivers historical trend analyses, market forecasting, site selection and demographic analyses, ownership and company information, and special project support.
Lauren Dean | Senior Marketing Coordinator
Lauren specializes in business development marketing and oversees design and production of offering memoranda and print and electronic property marketing materials. Lauren has 13 years of real estate marketing and graphic design experience.
